Mary & Beverly met with Mary Bates and her husband on March 12 to tour the storage shed location.  The NALC now wants to park a tool trailer in their portion of the shed.  This will change the height requirement due to the slight ramp up to the slab.  They will provide final measurements and a picture of a similar facility for us to use in coming up with drawings.  The existing shed may be usable by the San Miguel folks.  Mary Bates was going to discuss that possibility with them.

 

April Update

As of the date of the April Council meeting, no additional information has been received from Mary Bates.

 

May Update

Beverly and Mary met with Mary Bates again on Monday, May 17th.  It was determined at that time that construction of the shed would be put off until supplies like wood came down in price, probably toward the end of the year.  Mary Bates emailed plans for a 30X 30 building which will be provided to Donald Scheeler to be tweaked for our use.  We hope to begin the permitting process so as to be ready when costs of supplies goes down.  Mary Bates also let us know that the folks as San Miguel would be interested in our existing storage shed and that she could probably supply some workers to disassemble it and move it to its new home.

 

June Update

Plans provided by Mary Bates were emailed to Donald Scheeler for his review.  This project will remain on hold  until construction costs return to a reasonable level.

 

July Update

This project is still on hold.  Beverly indicated that Rocky expressed an interest in bidding on the shed construction. Donald, John Barnes, Mary Rosas, Art Mory and possibly Beverly will meet to review the shed plans provided by Mary Bates.

 

 

 

August Update

The group mentioned above met to discuss electricity to the storage shed.  Art continues to work on that project.  See New Business

2022 Activity

January – May 2022 Update

Plans for the building have been finalized by Donald Scheeler.  They are being reviewed by Marc Funderburk for sufficiency before being submitted to the City for approval.

 

June Update

Emails were exchanged with Marc Funderburk regarding status of the plans to be submitted to the City.  We still need to make a determination if we will ask Rocky to assist with this project.  If he does, he can be the designated contractor.  If not, we need to apply to the City as the contractor on the project.  Cost is $100.  Marc feels that by end of summer/fall, cost of lumber will start to go down.

 

July Update

No action was taken on this project in July.  Since Beverly has a relationship with Rocky, we will ask her to speak with him before the August meeting so we can take steps to move this project forward.

 

August Update

We need to get the plans to Rocky to have him give us a bid.  John Barnes will get with Donald Scheeler to get a set of plans over to Beverly so she can provide them to Rocky.

 

September Update

The plans are in Beverly’s mailbox as of the date of the Council meeting.

 

October Update

Rocky has the plans for review and submittal of a bid.

 

Water leaks

Intermittent unknowns in the Atrium & Sanctuary

These leaks do not cause serious water concerns.

 

New Leak

Classroom 3 began to experience a water leak originating at the floor level on Tuesday, May 11.  There is a French drain around the perimeter of this part of the building which has been functioning without incident for many years now.  There is a gutter drain pipe that empties into an underground pipe (installed in the French drain) in the location where the leak is occurring.  There were some cracks between the building and the French drain that were caulked as a first remedy for the leak. That did not stop the leak. 

 

On Sunday May 16th, there again was water in that classroom.  The pipe extension that was connected to the underground drain pipe was pulled out and left to drain into the French drain, and the entrance to the underground pipe was covered.  On Monday morning the 17th and through the date of this writing, there was no new water in that classroom.  We will continue the diversion for the time being.

 

Intermittent water was noted in early June during heavy rains.  One of the downspouts had a wire mesh “catcher” at the point of connection with the gutter.  The mesh was clogged with debris.  There was also part of a plastic cup in the same gutter area that had collected debris.  This appears to be what was causing the gutter to fill up when heavy rains occurred.  Water was likely backing up and going into the building.  Since the debris was cleaned out there have been no other instances of water on the floor in this location.  We will continue to monitor.

 

July Update

There were a couple of instances of water intrusion in July.  Eagle roofing was out to help us determine if the source related to roof issues.  We are still waiting for a call from them to learn what they found.

 

August Update

Water intrusion continues during hard rains.  A hole was bored at the end of the drainage trough. The pipe at the end of the trough that was being used to direct water out to the playground was capped off.  During the hard rain that occurred on Saturday, August 14th, only minimal water occurred in Classroom 3.  Progress is being made.  The cap may need to be sealed to be 100% water tight.

 

September Update

No hard rains to test the solution since the last update.

 

October Update

During a recent hard rain, there was no water intrusion.  We will continue to monitor.

2022 Activity

January and February 2022 Update

Nothing new to report at this time.

 

March Update

A new leak appeared in the Pastor’s office and Prayer Room.  Rocky’s roofing crew identified and repaired the source of the leak. 

 

May Update

A new leak appeared in the Altar Guild area on May 7th.  Dennis Douglas identified the source as being the condensate pipe in the ceiling.  He also indicated that the pan for the AC unit in the choir room dumps into the pan for the unit that services the altar guild area.  He made some recommendations for modifying that situation.  Mary will check with Dennis on Monday the 16th to follow up on work performed and/or pending.

 

 

June Update

The immediate problem has been fixed.  Other measures can be taken to make it less likely for this event to happen again.  Mary will follow up with Dennis regarding this plan.

 

July Update

No action taken in July.  Mary will follow up with Dennis Douglass before the August meeting.

 

August Update

During the repair, Dennis modified the drain pipe so that it drains to the outside. Further modification is not needed at this time.

 

Senior High Youth Group Kitchen/Carpeting

Scope

●     Kitchen area tile needs repair.

●     Carpet could be cleaned as a short-term solution.

●     Secure bids to upgrade subflooring; research wood/carpet alternatives

●     Consider asking Home Depot/Lowes/Habitat Restore for donation of supplies to offset costs.

●     John Barnes and Mary Rosas will reassess needs.

 

July 2021 Update

Because the youth & family mission trip was cancelled, it was decided to focus on remodeling of the youth rooms.  The “blue” room has been targeted for the week of July 26th.

 

August Update

All flooring was removed as well as the wallpaper in the two bathrooms.  Vinyl flooring has been laid in a portion of the area designated for that flooring.  Portions of the rest of that area will need releveling before completion of the vinyl flooring.  Carpet was also put down in a portion of the room. The bathroom walls were textured and painted.  A church-wide work day has been scheduled for Saturday, October 16th to continue work on this room.

 

September Update

More work was done on the Youth Room on Saturday, September 18.  Carpet laying has been completed.  Work will continue as volunteers are available.

 

October Update

No more work has been completed.  Emphasis has been on the Pumpkin Patch.  A work day has been planned on November 14 to continue work on the project.

 

November Update

More work occurred on Saturday, November 14th.  Flooring is down, cove base is 80% complete and the toilets have been reinstalled.  Almost there!

 

2022 Activity

January 2022 Update

Flooring needs to be tweaked and remaining cove base needs to be installed.  The gophers will take on the cove base as part of their weekly tasks.

 

 

February 2022 Update

Carpet in the doorway to the youth room has been installed as well as all the remaining cove base.  We noted that some of the carpet squares were not securely glued down.  The faucet in one of the bathrooms is dripping and will be replaced as time allows.  Cutting in of the paint in the bathrooms still needs to be done.  It appears there is enough carpet left to complete the adjacent room.  Could the old carpet be torn out in time to discard in the dumpster to be onsite in March?

 

March 2022 Update

The leaking faucet has been replaced.

 

April – August 2022 Update

Nothing more to report.

 

September 2022 Update

We experienced a toilet leak in one of the restrooms in the Youth Room area.  It seems the re-install of those toilets was done improperly.  The old wax ring(s) were difficult to get out, so some of it may have been left in.  The property team accepts responsibility for this.  The cost to repair was around $800, not including ceiling repair.

 

October 2022 Update

Nothing new to report.

 

Broken Pipe Event

On February 16, 2021 water pipes in Classroom 22 in the CLC wing burst.  This occurred around 3:00 p.m.  The valve at the water meter at the street may have been frozen; it took until 6:00 p.m. to get the water shut off and took 3 guys to get that done.  By then, a significant amount of water had inundated the building.  Rocky Baires who handled the work during the CLC sewage backup came in to begin the restoration and tear out of the building.  At this point, the decision has been made to replace all flooring in the building.  Decisions regarding cabinetry replacement on the ASLC side are being made on a room by room basis. The CLC wing, atrium and sanctuary are the first areas to be restored.  The entire restoration will take at least a month and maybe longer depending on availability of supplies.  We are only one of many organizations dealing with this.

 

An insurance adjuster has been identified.  The contract with him calls for a 10% fee of the entire loss claimed.  He will be onsite sometime during the week of February 21st.

We will assist with cleanout of the choir room, pantry, fellowship hall and library. We have secured one storage box for this.  It’s uncertain at this time if anything more than flooring will be replaced in the library.

 

March Update

There is still no settlement from the insurance company.  Rocky’s crew is continuing to make progress, however.  Most of the sheetrock on the bottom 2 feet that was removed has been replaced.  The classrooms where the water came in are being closed in.  The Atrium restrooms have been gutted and the flooring in the choir room has been removed.  Wallpaper has been removed in the associate pastor’s office and is in the process of being removed in the pastor’s office.

 

Crosses were taken down this weekend (March 21st), holes patched and sanded.  Anything else that was on the walls in the Atrium has been removed.  The gophers are systematically going room to room to take down anything else that remains on the walls on the ASLC side.  The teachers have been cleaning out the cubbies on the CLC side.

 

There are still questions as to how much work is to be done (other than flooring) in the church office, the kitchen and pantry and the restrooms off the old narthex.  We have been told that the fellowship hall flooring will be replaced.

 

Gary Adix was contacted regarding his interest in anything in the Library.  He responded that he would discuss with his brothers.  That was almost two weeks ago.  Mary followed up with an email, but has still not received any response.  Packing up of the Library will continue with the books to be donated as previously discussed.

 

April Update

We have received notification of two settlement checks related to the pipe burst event.  That information was provided to council via email last week.  Mitigation is being covered at $286,825.72.  Rebuilding is being covered at $756, 413.78.  An depreciation reduction of $40,627.53  and a deductible reduction of $2,500 have been applied to the second total, leaving an amount of $713,286.25 available for the rebuild.  The depreciation amount is recoverable following completion of construction.

 

Mary Rosas has requested that Karolyn get with Rocky to get an invoice for mitigation costs.  We will also need to work with Rocky to get an estimate for the rebuilding costs so we can make decisions about what areas we want to include in the remodel that will not be covered by the insurance claim.  I reviewed the details of the rebuild coverage and did not identify the kitchen, Library or the bathrooms off the narthex area as covered areas.  Anything we do with those rooms would have to be covered by separate funds.

 

Rooms that had no walls are now closed in.  The bottom 2 feet that were removed in affected areas have also been closed in.  All the built ins have been removed in the Associate Pastor’s office and Mara’s office.  Karolyn will be reporting more details regarding other reconstruction progress.

 

Packing continues.  Julia’s office was finished up Monday, the 12th.  The banner hanger has been removed and Beverly has appropriately renamed that closet the “technology” room.

 

May Update

Flooring has been laid in CLC area and painting has been completed.  Cabinets are being installed.  The teachers have been working on returning furnishings and equipment to their respective rooms.  The target date for CLC reopening is still June 1.  Johnson Controls is lagging as far as doing the alarm reinstall.

 

The Paintbusters demolished everything in the Library and the Associate Pastor’s office.  The cabinets from the Library that Karolyn wanted for the CLC are being installed.  The Gophers worked on that project Monday the 17th and will continue to work to meet Karolyn’s goal of June 1st.  Hopefully they will finish before that date.  Karolyn is happy with the reinstall so far. Other cabinets from the two rooms demolished may find their way into the Office.

 

The Sanctuary has been moved up in priority.  Re-carpeting will begin soon after completion of the CLC area.  Rocky wants to be able to get the pews moved back in so work can begin in the narthex and fellowship hall.  To facilitate that process, ASLC has taken on cleaning up the pews and addressing any water damage to the wood that may have occurred.  A work day has been scheduled for Saturday, May 22nd to work on them and to go through furnishings remaining in the Atrium to determine what to keep/give away/trash.

 

Mary and Beverly walked the Fellowship hall on Monday the 17th to come up with a plan for clearing out what is no longer needed.  Some packing will be required prior to the new carpeting going down in there.

 

The kitchen and pantry area will also receive new flooring.  That will probably be last on the list.  Mary and Beverly discussed paring down of kitchenware occupying both the kitchen cabinets and the shelves in the pantry.

 

June Update

The CLC opened on schedule of June 1st after successfully passing all licensing inspections.  They are using the door off the playground for access until the atrium can be finished up.

 

Work began on re-staining the beams in the sanctuary.  Carpeting of the choir room has stalled due to delays in obtaining the carpeting. Work has begun in the library, with walls being prepped for paint and can lights being installed.  Work has also begun in the restrooms off the old narthex.

 

We still don’t have a projected date for being back in the sanctuary.  Just this week, Beverly and Mary were discussing carpet choices for that room. It could be weeks following ordering before it can be onsite for installation.

 

July Update

Staining of the beams in the Sanctuary has been completed.  Carpet has been laid in the Choir Room and Sanctuary.  Refinishing of the altar floor is in progress.  Pews will be moved in during the week of July 18th.  Furniture was rotated on Saturday, July 17th to facilitate moving of the pews.

 

 

 

August Update  

Sunday morning services have resumed in the Sanctuary.  The altar floor refinishing has been put on hold due to difficulties encountered in getting the floor to take the clear coat.  We are waiting for a decision regarding whether insurance will cover replacement of the flooring.

 

New carpet has been laid in the Fellowship Hall; there is new flooring in the Atrium, Narthex (including the hallway and bathrooms) church office and Library.  Due to a leaking air conditioner drain pipe, the ceiling in the Library received some water damage.  Rocky’s crew will fix that.  Kitchen and pantry flooring is in the process of being removed. We are still waiting on bathroom stalls to be installed.

 

September Update

Altar flooring still on hold pending insurance resolution.

 

Tile has been laid in the kitchen, except those areas where certain equipment has to be moved (range, griddle, refrigerator, sinks, etc.)  A plumber is needed to shut off the gas to the range/griddle.  They are in demand right now and Rocky has not been able to find one who can do the disconnect.

 

Rooms are being repopulated with furniture.  The old counter’s room is being used as a Sunday school classroom until air can be turned in the Adix room.

 

The restrooms are still missing stalls.  Beverly will have more information at meeting time. 

 

Marilyn Funderburk has been designing the bride room to be more functional for bridal groups.  Additional electric outlets are being requested. This room is coming along nicely.

 

October Update

The kitchen floor has been completed.  There is some residual grout smear on the tile which Rocky will be out to evaluate and determine a solution.  Kitchen and pantry items (tablecloths, utensils, dinnerware, etc.) are being evaluated to determine what we need to keep and what we can donate. Thanks to those who are working on that.  The white dinnerware that is seldom used was put out on a table in the Atrium on Sunday, October 24.  Much of it was taken home by the Spanish congregation who worships here.

 

Work on the altar floor is expected to begin before the end of October.  The replacement flooring is in transit. The goal is to have the floor completed in time for Mara’s wedding.

 

Bathroom stall installation is delayed due to shortage of hardware.  Beverly continues to monitor that situation.

 

November Update

Temporary bathroom stalls are being installed.  The residual grout smear on the kitchen tile has been addressed.  It has not been completely removed, but the appearance has been improved.  The wood for the altar floor has been delivered and work on demolition of the existing flooring should begin this week.  The Fellowship Hall will be used as our worship space while the altar flooring is being reinstalled.  During a recent Monday night Boy Scout meeting, the Scouts helped move a portion of the red chairs being stored off the Fellowship Hall to the Cool Box storage unit.  We thank them for their help.

 

2022 Activity

January 2022 Update

The sanctuary flooring is completed and bathroom stalls have been installed. Some of the toilet paper dispensers were installed out of the reach of the children using them; therefore, they had to be moved leaving holes in the new tile and stall walls. Beverly will talk with Rocky about replacing the tiles that have holes in them.

 

February 2022 Update

Repair of the bathroom walls where the toilet paper dispensers had to be relocated is still pending.  There are still a few punch list items left to be completed.

 

March 2022 Update

Rocky’s crew continues to work on the punch list.  Door hardware is being sprayed flat black.  Doors are being stained.  A decision was made to paint the doors in the CLC due to extensive damage that can’t be covered by stain.

 

April 2022 Update

All work on the interior space has been completed!  Praise the Lord!

 

Porte Cochere Damage

A Kyocera delivery truck ran into a cross beam of the porte cochere causing significant damage.  Insurance adjusters (Kyocera) have been out to assess the damage.  A preliminary appraisal has been received (around $8,500); however, the cost is expected to go higher following receipt of the engineer’s report.

 

September & October 2021 Update

This project is on hold pending insurance decisions.

 

November 2021 Update

Demolition is expected to occur later this month.

 

2022 Activity

January 2022 Update

A portion of the roof collapsed, so the entire roof of the porte cochere as well as the patio has been removed.  We are still negotiating with the insurance company so repair is on hold.

 

March 2022 Update

The porte cochere has been demolished.  Alternate doors are being used during the construction period.  Termite damage was identified.  Beverly will have Terminix come out to determine if we still have active termites and to treat if necessary.

 

 

April 2022 Update

All work is materially completed at this time.  Praise the Lord!

 

Electricity to the Storage Shed/Garden/Parking Lot Lights

Bel-Ton Electric was out to look at the possibility of providing power to the storage shed and to attempt to make it possible to use the outlets associated with the parking lot lights when the lights are not on.  There some challenges with how the wiring was originally done.  The project was put on hold until we can come up with a better plan. 

 

Art Mory continues to spearhead this project.  As mentioned above, a group met to discuss electricity to the proposed storage shed.  A new meter is planned behind the storage shed area which will also serve the parking lot lights.  This meter is targeted for installation by October.

 

September Update

A new panel is installed near the garden.  The City of Arlington has approved the permit for the new service.  Art Mory is currently seeking bids on the remaining work to hook up the new service to the parking lot lights, etc.  Belton is one of the bidders, but at least 3 bids will be needed to fulfill ASLC requirements for projects of this type. A motion will be made at the September meeting to waive the 3-bid requirement citing lack of available electricians to solicit bids from due to the high demand and our confidence in Belton’s work and pricing.  Total estimated cost from Belton is $24,308.

 

October Update

Based on the vote at the September council meeting, work has progressed on this project.  The original contract amount was revised to $22,276.  The stumbling block now is that the pole on the adjacent property that the electricity will be brought down from is cemented in (which is not allowed) which is making it impossible to take the line underground, which is preferable.  The property owner has refused to break up the concrete to facilitate the underground line.  The only option now is to go overhead; however, the permit has expired in the meantime and a new permit must be issued by the City to continue the work.

 

November Update

Art Mory is coordinating with our service provider, Engie, for the meter add in.  Once the meter is in, electricity can be brought to it.

We have parking lot lights again!  Thank you Art Mory for persisting on this project.  Now we need to trim the trees to optimize the light to the ground.

 

September 2022 Update

The lights in the trees by the picnic tables are not working.  BelTon will be out to troubleshoot as soon as they can spare a technician.

BelTon has been out to take a look.  Repair is outstanding as of this writing.

Outdoor Sign Upgrade

On indefinite hold

Due to the expense of digital signage, an upgrade of the current signs in place is being considered.  FastSigns has provided a quote and some mock ups.  Cost for 2 signs would be approximately $8,500.  Initial mockup and quote distributed via email.

 

New mock ups were distributed via email (February 12) that included an additional zip line in two different heights. Other elements of the sign were repositioned to look more balanced.

 

Based on the Council meeting in February, another look will be taken at the desirability of the zip line feature of the sign as it is an outdated mode of messaging.  David Gorman has offered to help with this process.

 

This project is on an indefinite hold.

 

 

 

Entry Door Repair

Completed

 

The crash bars on the entrance doors have deteriorated due to normal wear and tear causing the doors to not latch consistently.  These doors were builder grade from a manufacturer with reputation for poor hardware (per Ben from Betach).  Three estimates were provided by Ben, one for same quality hardware, one for upgraded hardware and one for complete door replacement.  As noted on the hardware replacement estimates, the parts are not in stock and could take 3-4 months to acquire once ordered.  A decision needs to be made as soon as possible as there have been occasions when the door has been left unlatched overnight by others using the building during non-operating hours. There should be a discussion regarding taking the door with consistent problems out of service until the repair or replacement is complete.

 

March 2022 Update

Repair bid was approved last month.  The required deposit was sent to Betach and parts have been ordered. 

 

 

April 2022 Update

Repair of the front doors is scheduled for Monday or Tuesday, April 25 & 26.

 

May 2022 Update

Repair of the front door hardware has been completed.  Many key holders are reporting difficulty opening the door due to extra tight condition of the new lock.  We have notified all outside users of the facility to let us know if they are experiencing an inability to access the facility for their activities.

 

June 2022 Update

We have received no new reports from groups using the building indicating that they cannot get into the building using the new keys.  Occasionally the left door of the set on the right side does not close completely.  Will continue to monitor.

 

Irrigation System Repair

 

 

March 2022

Lee Engineering was out this month to repair a visible leak on the Green Oaks side.  They ran the entire system and identified numerous problems, including broken pipe where the electrical trench was dug.  We opted into a contract at a cost of $299 that provides for two visits each year to evaluate the system and identify problems.   Several “free” repairs are included in the package.  All of the current issues have been addressed.  The quadrant that includes the porte cochere area has been disabled during the construction period.  Any problems identified there will be addressed when the construction has been completed.

 

May 2022

Mary will follow up with Lee Engineering to discuss next steps for the porte cochere area.

The irrigation system in the porte cochere area is functioning again. 

 

August 2022

It was discovered that there are sprinkler heads behind the cedars and that one of them is broken.  Lee Engineering will be out on Monday, August 29th to assess repairs and to discuss the benefit (or lack thereof) of these heads where they are located. This visit will be covered under the contract we signed earlier this year.

 

September 2022

During Lee Engineering’s visit, Zone 3 ( the area right behind the garden planter boxes) was turned off.  This disabled only a portion of the heads that are along that fence line.  Zone 4 includes some heads that are along Green Oaks, so that zone was left operational.  We can cap off the heads we don’t want to function by ourselves if we decide we want certain ones disabled.  While Enrique was out, he checked all the zones.  Two other heads were leaking and one was broken.  All three were replaced under the contract we signed last year.

 

Landscaping – Porte Cochere

July 2022

Need to develop a landscape plan for this area.  The mulch was a good temporary solution; however, no landscaping fabric was put down under it to prevent grass and weeds from growing.  A more permanent solution will be proposed in the Fall.

 

August – September 2022

The shrubs appear to be making a come-back, so we’ll leave them alone for a while and see what they look like in the Spring.  The gophers continue to maintain that area to keep weeds in check.

 

October 2022

A suggestion was made that the shrubs under the porte cochere are not desirable and we should consider removing them.  This was on the fall clean up list; however, time did not permit accomplishing the removal. We will push to another time.

 

Light Fixtures – Women’s Restroom -Atrium

May 2022

Ballasts are out in two fixtures in the women’s restroom.  These fixtures would be very difficult for the gophers to rewire for LED bulbs.  The space is limited and the wiring is more complicated because all the fixtures are linked to each other. Mary and Beverly discussed the option of changing out these fixtures to can lights.  We will be seeking bids to see if this is a viable option.

 

June 2022

No action taken on this in May.  Mary will request a bid from Belton.

Beverly received a bid from Rocky for replacement of bulbs in the Atrium as well as a change out of the fixtures in the Atrium restrooms with can lights.  As the bid stands, it is a total for both jobs.  Beverly will get with Rocky to split out the costs related to the bathroom fixtures.  Mary will request a bid from BelTon to rewire the fixtures for LED bulbs rather than a ballast replacement.  We will inquire about can lights with BelTon; however, they would not be able to do the reconstruction related to conversion to can lights.

 

August 2022

The cost of installation of can lights in the Atrium restrooms came in at $4,450.  No bid will be obtained from BelTon since they would not be able to do the reconstruction piece of a can light install.  The can light option will simplify bulb changing in the future and is preferable to the current design.  Council approval of the bid is recommended.

No action taken during the August meeting.  Further discussion needed to go forward.

The gophers offered to take another look at the possibility of rewiring the fixtures for LED bulbs.

Marc ___________ who is working with Art on repairing lighting in the Sanctuary, will provide a bid for converting these to LED once the Sanctuary lighting project is completed.

 

Ungrounded Breaker Box/Outlets

June 2022

In May, the CLC experienced a power surge that affected a couple of outlets in classrooms.  We called out Belton to troubleshoot.  We discovered that the outlets were not connected to a breaker in the box in the CLC closet as we thought, but had been rerouted to a breaker in a box in the main electrical closet in Classroom 24.  Once the breaker there was reset, the outlets were functional.

 

What was discovered in the process is that the box in the CLC closet is not grounded, nor are any of the outlets in the CLC area.  This was likely code at the time the wing was built.

 

It was also noted that some of the outlets have not been properly installed (during the numerous reconstructions that have occurred).  They are buried too far into the wall and are not really functional. 

 

Karolyn was asked to count the number of outlets there are in the CLC wing.  There are 77 accessible outlets. This includes rooms 21, 23 & 24 which were put in later and may actually be grounded.  We don’t know for sure about those. Council needs to determine what action needs to be taken to address these issues.

 

At a minimum, I recommend that the box be grounded.

The CLC will be off the week of July 25-29 which would provide a window for repairs to be done.

 

July 2022

No action taken on this item during July.  Mary will request separate bids from BelTon to ground the breaker box and the ungrounded outlets.  We will ask Karolyn to identify those outlets that need retrofitting to bring flush with the wall and purchase the necessary parts to complete the retrofit.

 

August – October 2022

Art Mory took a look at the possibility of us being able to ground the box ourselves to a water pipe in the vicinity of the electrical box.  How to accomplish this is still being discussed.  No bids were sought pending this discussion. The gophers will tackle the outlet modification.

 

November 2022

This project is lower priority and will be address in early 2023.

 

Kitchen Vent-a-Hood/Stove/Grill

June 2022

During one of Dennis Douglass’ visits to the facility for HVAC maintenance/repair, he replaced the belt on the vent-a-hood over the stove and grill in the kitchen.  It had gotten noisy, he had a belt, and went ahead and fixed it. Thank you Dennis!

 

We have been running that hood continuously because of the smell of gas that is always present and because the burner pilots can go out.  The hood is not meant to be used that way.  He recommended that we consider retrofitting the stove to remedy this situation.

 

I would recommend that the Council consider the need for this type of commercial equipment in the kitchen.  The grill is never used.  Rod Parks bought some small grills for making pancakes.  Nobody wants to clean the grill.  A simple gas stove would be sufficient for our needs at this point in time.  Richard Giltner has a relatively new gas stove sitting in his garage that he would be willing to donate.

 

July 2022

In a conversation with Rod Parks, we learned that Rod Parks uses the large grill for making pancakes.  Who bought the smaller grills in the pantry and why is a mystery.  If we were to replace the commercial equipment, a grill option would be necessary.

 

August – September 2022

This issue is still open for discussion.  No action has been taken to price out a retrofit of the stove.  Gas to both the grill and stove/oven was turned off on August 15 due to strong gas smell in the kitchen. We will need gas to the grill by the 5th Sunday in October for the pancake breakfast.

 

October 2022

The gophers tried to relight the pilot lights for the stove, oven and griddle on Monday, October 10 with no success.  Hobart came out October 27th and successfully relit the pilots. We discussed the possibility of converting to electronic ignition.  Mike of Hobart indicated that such a conversion is not possible; you would have to purchase appliances that already have that option.  He also indicated that there should be no gas smell if everything is working correctly.  Council will discuss other options to resolve the gas smell issue should it return.

 

HVAC Unit Failure – Church Office

June 2022

The HVAC unit that services the church office and the kitchen failed this month.  Dennis Douglass provided an estimate for the repair that was originally reported during Council Chat at $3,000; however, that was an incorrect amount.  The actual estimate was $3,930.  A crane was needed to get it on the roof.  The estimate was approved under Mary Rosas’ approval authority, and Dennis installed the new unit.  Thank you Dennis!

 

Covered up Junction Box – CLC Director Office

June & July 2022

There is a junction box in the ceiling in Karolyn’s office that was covered over during the last round of reconstruction.  Per Chris (Rocky’s electrician), this box needs to be accessible for any electrical work to happen in that room.  This has been on the punch list for a while but is being added here to keep on top of it. The issue now might be just locating it without messing up a good portion of the ceiling.

New Roof Leaks

September 2022

New roof leaks showed up as a result of the historical rains in August.  Some of them were in the flat roof structures, some were in the newly shingled Sanctuary roof.  Beverly obtained a bid from Select Construction to do repair and modifications to prevent future issues.  A special council meeting was held to discuss this bid that came in around $228K.

 

Following that meeting, Art met with K-Post Roofing and Longhorn Roofing for additional bids.  See Art’s email on September 12. Receipt of bids is pending as of this Council meeting.

 

The congregation approved $250K plus finance costs for roof repair at a Special Congregational Meeting held on September 25, 2022. 

 

October 2022

Art Mory put out 4 RFP’s. Only one response was received from Longhorn Roofing.  The bid addressed the areas that needed attention based on the inspection and recommendations made by Rooftech (Roof Technical Services, Inc).  Total cost to complete those repairs is $15,470.

 

Work is to commence on October 31st and is expected to take 5 days.

 

Fall Cleanup Day

September 2022

Fall cleanup day is scheduled for Saturday, October 22nd.  Please be thinking about tasks that can be done that day within a 4-hour window.  We will invite the Boy Scout group to help us again.

 

October 2022 Update

A task list and signup sheet was placed on the table in the Atrium on Sunday, October 1st. Four people were signed up as of the 10th.  Those four people showed up.  DJ was unable to stay due to a back injury, but tended the garden before leaving.  The Boy Scout troop who meets at ASLC on Monday nights brought out eight scouts plus a few adult leaders.  They did a monumental job of removing the unsightly pampas grass around the building at the location of the three crosses on the corner of the property.  We thank them for their good work.  One cedar along the fence line was limbed up.  Work on the remaining cedars will be scheduled as time permits.

 

Pest Control Bid

October 2022

Landers has indicated they no longer wish to provide perimeter pest control services for ASLC.  Karolyn contacted ABC Home and Commercial Services to obtain a bid for perimeter pest control.  The bid was provided to council for consideration at the October Council meeting.  (Note that Terminix still provides termite prevention services).  Council approved moving forward with ABC.

Sanctuary Lighting

October 2022

We received a bid of $8,050 from Roque Baires of Baires Construction to replace light bulbs in the Sanctuary.

 

Art Mory took on this project with a target date of Christmas.  He has experience with Marc Migliazzo of EIS Lighting.  Marc, Art and Mary Rosas met on Thursday, October 20th.  It was determined that the quickest solution was to replace the bulbs (majority are halogen with some spots that will be changed out to LED) for the time being with the idea that we would move in the direction of LED retrofit of the fixtures at a later date.  Marc will provide a bid for such retrofit after the completion of the bulb replacement.

 

At the time of this writing, we had not received an estimate for the replacement bulbs.  The plan is to install the bulbs in-house using a lift.

January 2022

Work continued in December on the media shout cabinet modification.  Faucet covers were installed on the outside faucets and individuals come up on nights when the temperature will be below freezing to drip the faucets and take other preventive measures.  Gopher night has been moved to Thursday due to use of the building on Monday by the Girl and Boy Scouts, continued duties of some of the gophers on the Call Committee and the Mission Monday meeting.  We are considering adding a Saturday since the Thursday night Council meeting takes away that time slot.

 

 

February 2022

Various steps were taken during the recent cold spell to prevent pipes from breaking.  Wall panels up in the Youth room were opened to warm up the non-conditioned outside wall areas.  The ceiling panel in the electrical closet was opened up to allow warm air to infiltrate that attic space.  Faucets were dripped in high risk areas.  We are happy to report no pipe freeze issues.

 

The trash in the restrooms is being checked and taken out as needed.  The cove base install was completed in the Youth Room.  The Media Shout cabinet redesign continues as time allows.  We will be going through our light bulb supply (those discarded when fixtures were changed out during the reconstruction) to determine which are re-usable.  The goal is to change out all the bulbs in the up-lights in the Sanctuary, Atrium and Fellowship Hall to be consistent colors. We are considering renting a smaller lift to accomplish that change out due to the safety issues related to using ladders.

 

March 2022

Bulbs in several CLC classroom light fixtures were replaced.  A faucet in one of the Youth Room bathrooms was replaced.  The door being used as an alternate entrance was painted and some of the accumulated leaves in the area were cleaned out.  The cabinets in the kitchen are being given a refresh while CLC is out for Spring break.  The Sunday School supply closet was culled by Mara, Beverly and a few of our youth on March 14.  The large platform was moved to the Cool Box.  Several door closers in the Fellowship Hall were identified as needing to be replaced or adjusted.  Betach was out on March 14 to address these issues.  Two closers were replaced, others were identified that are marginal and will be replaced when the parts come in.

 

April 2022

The two signs were power washed with excellent results.  Thank you John and Donald.  Kitchen cabinets were re-stained.  Thank you Richard, DJ and Mary.  Work on repair of the small shed is ongoing.  Thank you Richard, John and Mary.  The bi fold doors in the fellowship hall were repaired.  Thank you Richard and Mary.  The backdrop for the 40th anniversary was created and built.  Thanks to Mary, Richard and Fastsigns.  We continue to monitor the light fixtures for burned out bulbs.  We plan to rent a small lift to replace and change out bulbs in the up lights in the Atrium.  A plaque to commemorate Bob and Eleanor Adix was created and hangs outside the Adix Conference Room.  Brush piles created during the work day were moved to the dumpster.  The Choir Room was set up for startup of choir rehearsals.  We continue to monitor trash removal whenever we are in the building.  Floors and the patio were swept when they were blown full of leaves.  Other miscellaneous tasks were performed as needed.

 

May 2022

Work continues on the small shed repair.  Bagged leaves were spread across the back 40 to be mulched during the May14th mowing.  We continue to monitor light fixture failures.  Two fixtures were rewired to use LED bulbs during May.  See above for discussion of fixtures in the Women’s Restroom in the Atrium.

 

June 2022

Work continues on the small shed.  Thank you Richard for your help on this!  We continue to monitor light fixture failures.  We removed volunteer trees and pampas grass stump debris on one side of the 3-cross rock garden on the corner of the property.  We’ll continue that project when the weather moderates.  See above for recommendation to consider other landscaping in this area.

 

July 2022

Watering the garden continued in July.  Richard, Mary & DJ met early one morning to remove dead vegetation and come up with a plan for a Fall garden.  We found 5 cute little pumpkins that we set out on the edge of one of the planting beds.  Two of them had been adopted by the weekend. The soil still needs amendment.  While the tomato plants produced fruit, the tomatoes didn’t have good flavor.  Sunflowers are thriving as long as they get water occasionally.

 

Richard, John and Mary met one evening and solved the issue of water in the refrigerator.  The hose for draining the condensation from the condensing unit was plugged and was bent so it could not drain properly into the drain pan.  Both issues were corrected and up to this date, there is no water sitting in the refrigerator.  A win for the budget.

 

The kitchen was checked after VBS.  Floor was mopped and the grill was cleaned in preparation for the pancake brunch.  Tables were set up.

 

August 2022

The vent hood in the kitchen was cleaned following it being failed during a recent fire inspection.  We removed years of grime and grease!  Weeds in the rock garden by the tower were cleaned out as well as the area by the Cool Box that had become overgrown.  Shrubs that died during the pipe breaking cold spell are growing back.  We’ll see what they can become before we pull them out.  The garden continues to be watered as needed.  Thanks to John, Donald and Richard for their work on these projects.

 

September 2022

The garden was cleaned out of old/dead plants and new plants have been added.  Regular watering is being kept up.  Thank you Richard and DJ.  The shed received its final coats of paint (Richard).  Mulch was added on the side that faces the median to keep the dirt from splashing up on the siding when it rains.  A pumpkin was added for seasonal color.  Table and other garden decorations were put out for the Snow Cone event by Richard.  He also fixed the coffee pot that was having electrical problems.  Mary and John put the siding back on the shed by the garden after it was blown off during the storm.  John has been mowing the area around the planting beds that is not covered by our mowing service.  Thank you John.  We continue to check the church grounds and interior areas to ensure trash is taken out and the patio and porte cochere areas are presentable on Sunday mornings.  New plants were added to the patio pots and they were moved to a sunnier location for the Fall.  We rely on Council and our members to let us know what things need attention.  Feel free to share your thoughts. 

 

October 2022

Garden maintenance continues.  Pumpkin plants are flourishing.  DJ has been harvesting the peppers.  Two large baskets of them were placed in the Sanctuary for people to take home.  Fall vegetables are coming along nicely.  Light bulbs were changed out at the CLC.  John continues to take the old bulbs to the hazardous waste recycle in Fort Worth.  We met Monday the 10th to sweep up the crickets in the Sanctuary, mop the kitchen floor, clean the Fellowship Hall windows and tidy up for the memorial service/lunch on the 15th.  Trash is being taken out every Saturday.  The patio is swept as needed.  A clogged gutter was cleaned out.  The trike trail in the CLC playground was trimmed up.  Tables were set up for the Pancake Breakfast.
